If you're looking to Make A Move in 2021 then it depends which side you are on. For the past 6 or so months we have seen our Tri-Valley market go from multiple offers to MEGA BIDS. Homes were selling for 98 or 99% of list price to sale price in June/July. Last month they topped out at 107% in Livermore.

Looking back a year ago to February 2020 we entered a relatively normal market that saw an average winter and a slowly building spring market. All indications pointed to a good year in real estate.
